Family-Owned Since 1977 | Licensed & Insured | Texas Electrical Contractor License TECL #18170 | Based in Royse City, TX — Serving All of Dallas–Fort Worth
Traditional design-bid-build splits responsibility. The engineer draws it, a contractor prices it, and the gaps between those two documents turn into your change orders. Design build closes that gap. When C & F Electrical is engaged early, we sit down with your team, walk the site, and translate your goals into a buildable, code-compliant electrical design before the first conduit is ordered.
Our in-house designers and licensed engineering partners develop coordinated drawings and specifications covering power distribution, lighting, controls, low-voltage pathways, and service entrance capacity — so every circuit, conduit run, and fixture has a purpose and a place. Contractors, developers, and building owners across Dallas–Fort Worth use our design build electrical services on retail, office, medical, warehouse, and light industrial projects.
Every design build project is designed, permitted, installed, and commissioned by our own licensed electricians — one contract, one schedule, one point of accountability.
On a design-bid-build job, the electrical design is finished before anyone who has to install it gets a say. Constructability problems surface in the field, RFIs stack up, and the schedule slips. Design build puts the designer and the installer on the same side of the table from day one.
For general contractors and developers, that means earlier cost certainty, fewer RFIs and change orders, faster permitting because the drawings were built to be approved, and one contractor answering for both the design and the installation. When something has to change mid-project, there is no finger-pointing between the engineer and the electrician — the decision gets made and the work keeps moving.

Looking For Some Answers?
Design build electrical construction puts the electrical design and the electrical installation under a single contract with one contractor. Instead of hiring an engineer to produce drawings and then bidding those drawings out, you engage C & F Electrical early to develop the design and then build it. That single point of accountability removes the gap between what was drawn and what actually gets installed — which is where most electrical change orders come from. We have delivered design build projects across Dallas–Fort Worth since 1977 under Texas Electrical Contractor License TECL #18170.
In design-bid-build, an electrical engineer completes the design, the project goes out to bid, and the winning contractor installs what was drawn. Constructability issues and drawing errors surface later in the field as RFIs and change orders. In design build, the contractor who installs the system also develops the design, so constructability, cost, and schedule are weighed from the first sketch. For general contractors and developers, design build typically delivers earlier cost certainty, fewer RFIs, faster permitting, and a shorter overall schedule.
Usually yes, though the savings show up differently than a low bid. Design build gives you a realistic budget far earlier, while changes are still cheap to make on paper instead of in the field. Value engineering happens during design rather than after a bid comes in high, and the reduction in change orders and RFI delays protects your schedule — which on a commercial project is often the larger cost. C & F Electrical provides a detailed written budget during design so you know your number before construction starts.
As early as possible — ideally during schematic design, or as soon as the building shell and intended use are being defined. Early involvement is where design build produces most of its value: service size, transformer and switchgear placement, panel locations, and lighting strategy all become far more expensive to change once the structure is set. Even bringing us in for a preliminary load study and budget before the drawings are complete can prevent costly rework later.
We are solely a commercial electrical contractor. Our design build work spans retail and restaurant build-outs, office and tenant improvement projects, medical and dental offices, warehouse and distribution facilities, and light industrial buildings throughout the DFW metroplex. We also handle ground-up new construction and remodels, and we integrate commercial generators and LED lighting systems into design build packages when a project calls for them.
Yes. C & F Electrical pulls the electrical permits, submits for plan review, and coordinates inspections on every design build project. Because we develop the drawings ourselves, they are prepared to satisfy the reviewing jurisdiction the first time, which shortens plan review. We have worked with permitting offices and inspectors across the Dallas–Fort Worth metroplex since 1977, including Royse City, Rockwall County, Dallas, and Fort Worth.
